I’ve seen homes sit on the market for months in places like Sanford and Winter Park simply because the floors were a deal breaker. And it’s not always because they were damaged—it’s because they were wrong for what buyers wanted.

Take one listing I worked on in Lake Mary. The home had been sitting unsold for months. Why? Terrible tile.

It wasn’t broken. It wasn’t dirty. But it was everywhere. Buyers took one look and walked back out the door.

Luckily, my sellers were flexible. We negotiated a flooring credit—but not every buyer is willing to play that game. Most just move on.

But if selling is on your horizon—whether you’re in Lake Mary, Orlando, or anywhere in Central Florida—think about resale value first.

What Flooring Actually Adds Value?

If you want to maximize resale value, there’s one clear winner:

✔ Timeless & classic – Fits nearly every home style
✔ Adds warmth – Buyers love the look and feel
✔ Durable – Can be refinished instead of replaced
✔ Increases perceived value – Homes with hardwood sell for more

Already have hardwood? DO NOT RIP IT OUT. Even if it’s scratched, refinishing it is always a better investment than replacing it with something new.

And yes—you can put hardwood in the kitchen. Unless you’re constantly flooding the floors, water damage isn’t an issue.

Now, for humid areas like Orlando and Sanford, engineered hardwood is a great alternative. It looks just like real wood, but it’s more durable and moisture-resistant. When my clients replaced that awful tile, we chose wide-plank engineered hardwood, and let me tell you—it was worth it.

❌ Cheap laminate – Feels flimsy, noisy, and screams “builder-grade”
❌ Vinyl sheet flooring – Outdated, cheap-looking, and hard to repair
