One Flooring Mistake Could Cost You Thousands đ°
Youâve staged every room, polished every surface, and taken stunning listing photos. Your home looks flawlessâuntil the first buyers walk in.
Then, you see it.
That slight hesitation. The subtle shift in their expression. The unspoken âOh.â
Itâs the floors.
Maybe itâs the outdated tile. Maybe itâs the worn-out wood that looked fine to you but screams âexpensive repairâ to them. Or maybeâworst of allâitâs the brand-new flooring you just installed, thinking it would add value.
And now? Buyers are mentally tallying renovation costs. Theyâre making excuses. Theyâre walking away.
As a Realtor in Orlando, Lake Mary, and throughout Central Florida, I see it happen all the time. The wrong flooring can derail your homeâs appeal before buyers even make it past the entryway. Thatâs why, in my latest video, Iâm revealing:
- The biggest flooring mistakes that hurt home sales
- The smartest flooring choices for resale
- The #1 flooring decision that could cost you thousands
Why Flooring Matters More Than You Think
Buyers donât just see flooringâthey calculate it.
The moment they step in, they think:
đ€ How much time and money will it take to rip this out?
If the answer is too much, theyâre out.
Replacing flooring is a hassleâespecially in hot, humid areas like Orlando, Lake Mary, and Altamonte Springs. Itâs expensive, messy, and time-consuming. Buyers donât want to deal with it after closingâthey want move-in ready. Theyâre already investing in a home, and the last thing they want is a major flooring project before they can even unpack.
Iâve seen homes sit on the market for months in places like Sanford and Winter Park simply because the floors were a deal breaker. And itâs not always because they were damagedâitâs because they were wrong for what buyers wanted.
Take one listing I worked on in Lake Mary. The home had been sitting unsold for months. Why? Terrible tile.
It wasnât broken. It wasnât dirty. But it was everywhere. Buyers took one look and walked back out the door.
Luckily, my sellers were flexible. We negotiated a flooring creditâbut not every buyer is willing to play that game. Most just move on.
If your floors scream âexpensive renovation,â you could be looking at lower offers, fewer showings, or worseâno offers at all.
Who Should You Actually Listen to About Flooring?
One of the biggest mistakes home sellers in Orlando, Altamonte Springs, and Sanford make? Asking the wrong person for flooring advice.
A lot of sellers ask their Realtor what type of flooring to install. And while I can tell you what buyers want, Iâm not a decorator.
A real estate agent can tell you:
â What buyers love
â What adds value
â What flooring turns people away
But when it comes to style, color, or trends? Thatâs a decoratorâs job.
Too often, homeowners choose flooring based on personal taste rather than buyer appeal. Then, when itâs time to sell, they realize⊠they made a huge mistake.
đĄ The floors they loved? Buyers hate.
If youâre never moving and want your dream home? Do whatever you love.
But if selling is on your horizonâwhether youâre in Lake Mary, Orlando, or anywhere in Central Floridaâthink about resale value first.
What Flooring Actually Adds Value?
If you want to maximize resale value, thereâs one clear winner:
â Hardwood
â Timeless & classic â Fits nearly every home style
â Adds warmth â Buyers love the look and feel
â Durable â Can be refinished instead of replaced
â Increases perceived value â Homes with hardwood sell for more
Already have hardwood? DO NOT RIP IT OUT. Even if itâs scratched, refinishing it is always a better investment than replacing it with something new.
And yesâyou can put hardwood in the kitchen. Unless youâre constantly flooding the floors, water damage isnât an issue.
Now, for humid areas like Orlando and Sanford, engineered hardwood is a great alternative. It looks just like real wood, but itâs more durable and moisture-resistant. When my clients replaced that awful tile, we chose wide-plank engineered hardwood, and let me tell youâit was worth it.
â Looks high-end
â Extremely durable
â Holds value better than most options
And if you have pets? đ¶ Engineered hardwood is a lifesaver. Itâs scratch-resistant and easier to maintain than traditional hardwood.
Want a more affordable option that still adds value? Luxury Vinyl Plank (LVP) is the way to go.
â Waterproof
â Scratch-resistant
â Looks like woodâso buyers love it
The Worst Flooring Choices for Resale
đš Some flooring choices donât just fail to add valueâthey actively hurt your homeâs resale potential.
â Carpet â Buyers donât want someone elseâs old carpet, even if itâs brand new
â Cheap laminate â Feels flimsy, noisy, and screams âbuilder-gradeâ
â Vinyl sheet flooring â Outdated, cheap-looking, and hard to repair
And the #1 flooring mistake that can destroy your homeâs value?
đ Covering up hardwood with vinyl plank. đ
I see it all the time. Sellers think theyâre modernizing their home, but theyâre actually covering up one of their biggest selling points.
Buyers would rather see scratched-up hardwood than brand-new vinyl covering the real deal.
